Terms of use, without the fog.
These terms govern your use of medfieldflex.com. The honest summary: the site is information, not a lease; the pricing is real but a listing isn’t an offer; the guides are free help, not professional advice; and if you apply for space, tell us the truth. The long version follows, in order, in plain language.
01The agreement
These Terms of Use are an agreement between you and All Purpose Industrial Medfield LLC (“United Flex Medfield,” “we,” “us”) governing medfieldflex.com and the content, tools, and forms on it. By using the site you accept them; if you don’t accept them, don’t use the site. If you sign a lease with us, the lease, not this page, governs your tenancy.

02The site is information, not an offer to lease
We publish real availability and One United Price because we think partners deserve it. But real estate moves: every listing, price, dimension, spec, and availability status on this site is information, not an offer, and can change or be withdrawn at any time without notice. A bay is leased when a lease is signed, not when a page said it was open.
- Pricing shown is the listed asking rent as of the page’s last sync; final terms come from the lease.
- Square footages are approximate; measurements described as “±” are exactly that.
- Photography and video are dated where shown; properties change between shoots.
- Reserve lists and “first look” positions are free conveniences, not options, holds, or contracts, they create no obligation on either side.
If a page and reality ever disagree, tell us, we fix pages fast, but reality wins in the meantime.
03The Shop Manual is help, not professional advice
Our guides, calculators, films, and the 27 Questions are free and written honestly, and they are general information, not legal, financial, insurance, tax, or engineering advice, and not a substitute for your own professionals. Cost ranges are labeled illustrative and go stale. The space calculator’s output is a starting point, not a specification.
One more honesty note you’ll find in the guides themselves: we’re a landlord. We named that bias in the content, and we name it here.
04Your submissions
- Everything you submit, inquiries, applications, reserve-list requests, must be true, current, and yours to give.
- Applying for space authorizes us to verify what you told us and to contact you about your inquiry (see the Privacy Policy for how contact information is used, and the Texting section below for texts).
- Ideas or feedback you send us about the site or the business may be used without obligation, though if we quote you by name anywhere public, we’ll ask first; that’s house policy.
We may decline, close, or ignore any submission at our discretion, and nothing on this site obligates us to lease to anyone. We comply with the fair-practice laws that apply to commercial leasing in our states.
05Texting and calls
Providing a phone number on a form lets us call you about that inquiry; we text you about it only if you tick the customer care texting box on the form or text us first. Marketing texts happen only with your separate express written consent, are never a condition of doing business with us, and stop the moment you say stop. The full program, message types, frequency, STOP/HELP, carrier language, lives in the Texting Terms, which are part of these Terms.
06Our content and marks
The site, its text, guides, films, photography, drone footage, design, and code, belongs to United Flex Parks or its licensors, along with the UNITED FLEX PARKS name, logo, and the named standards (One United Price, The Local Line, The Shop Manual, Shop Talk, Shop Stories). You may read, print, and share pages for your own business decisions; you may not scrape the site at scale, republish the guides as your own, or use our marks without permission. (Quoting a guide with credit and a link is not just permitted, it’s appreciated.)
07Acceptable use
- No interfering with the site, probing or breaching its security, or using automated tools to harvest content or personal information.
- No submitting false applications, impersonating others, or using our forms to spam us or anyone else.
- No using site content to train commercial datasets or to build a competing listing product from our data. (Reading and citing with attribution, including by AI assistants answering a tenant’s question, is fine; our llms.txt says the same.)
08Third-party sites and tools
The site links to and embeds third-party services (maps, application and e-signature tools, video delivery). Those services have their own terms and privacy practices, which govern your use of them. We’re not responsible for third-party sites we link to.
09Disclaimers
The site is provided “as is” and “as available.” To the fullest extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, non-infringement, and any warranty that the site will be uninterrupted, error-free, or that any listing is current at the moment you read it. Nothing in these Terms limits warranties or rights that cannot be limited by law.
10Limitation of liability
To the fullest extent the law allows, United Flex Medfield and its members, managers, employees, and agents are not liable for indirect, incidental, special, consequential, or punitive damages arising from use of the site, and our total liability arising from the site will not exceed one hundred dollars (US $100). This section addresses the website; liability under a lease is governed by the lease.
11Indemnification
If your misuse of the site or breach of these Terms causes a claim against us, you agree to indemnify and hold us harmless from the reasonable costs of that claim, including attorneys’ fees.
12Governing law and disputes
These Terms are governed by the laws of [STATE, counsel to select], without regard to conflict-of-law rules, and disputes arising from the site will be resolved in the state or federal courts of [VENUE, counsel to select].
13Changes, severability, contact
We may update these Terms; the date at the top changes when we do, and continued use after a change is acceptance of it. If any provision is unenforceable, the rest stand. These Terms plus the Privacy Policy and Texting Terms are the whole agreement about the site.
